Questions we get asked a lot

Ask a questionGetting started
Is the survey really free?
Yes. We visit, look at the roof or garden space, talk through what you want and send a fixed-price quote. There's no obligation.
Which loft conversion is right for my house?
It depends on the roof shape, head height and planning rules. Terraces usually suit a rear dormer, semis often suit hip-to-gable plus dormer, and period terraces in conservation areas may suit a mansard. We advise at the survey.
Can I do a loft and an extension together?
Yes, and it often saves money because drawings, approvals, scaffolding and site setup are shared. Use the price calculator to see both together.
Planning & regulations
Do I need planning permission?
Many lofts and single-storey rear extensions in England can be built under permitted development. Flats, maisonettes, conservation areas, Article 4 areas and larger projects usually need planning. We check your address and handle the application if needed.
What about building regulations?
Every loft conversion and extension needs building regulations approval, covering structure, fire safety, insulation and stairs. We apply, arrange the inspections and hand you the completion certificate.
Do I need a party wall agreement?
If you share a wall with a neighbour, the Party Wall etc. Act 1996 usually applies to lofts and many extensions. We prepare and serve the notices.
Cost & payment
What's included in the fixed price?
Your quote is itemised. It lists exactly what's included, typically drawings, structural calculations, building control, materials, labour, scaffolding and waste removal, and what isn't, such as decorating, kitchens or flooring.
How do payments work?
We agree a staged payment schedule in writing before work starts. Payments are linked to clear milestones in the build, with the final payment after sign-off.
Can the price change?
Only if you change the specification, or if something hidden is found that we couldn't reasonably see at survey. If that happens, we agree any change with you in writing before doing the work.
During the build
Can we stay at home?
For most loft conversions, yes: much of the work happens from the scaffold until the stairs go in. With extensions you'll usually lose use of the kitchen for part of the build, and we'll help you plan for that.
How long will it take?
Once drawings and approvals are in place, a typical loft conversion takes 6–10 weeks on site and a single-storey extension 8–12 weeks. You'll get a written programme before we start.
What are your working hours?
Usually Monday to Friday 8:00–17:00, in line with local council guidance on noisy work.
After completion
What guarantee do I get?
Every project is signed off by building control, and we put right any defects in our workmanship. The terms of our guarantee are set out in your contract.
What paperwork will I receive?
The building control completion certificate, electrical certificates, your guarantee and any planning documents. Keep them safe; you'll need them when you sell.
